Lakeview Manor

Hearthfire homestead plot between Falkreath and Riverwood overlooking Lake Ilinalta, bought from the Jarl of Falkreath and built by hand into your own manor.

Lakeview Manor is one of the three build-your-own homesteads from Hearthfire. The plot sits in thick forest on the foothills above Lake Ilinalta, roughly between Falkreath and Riverwood, with Bleak Falls Barrow visible to the north and Pinewatch just south. Buy the land, grab a hammer, and turn an empty clearing into a home with a lake view.

How to get the plot (Hearthfire)

The land is sold by the Jarl of Falkreath – Siddgeir or Dengeir of Stuhn, depending on how the civil war has gone. One of two letters usually starts things off:

  • Already a Thane of Falkreath? A letter from the steward says land is for sale. Speak to the steward and the plot is yours for 5,000 gold.
  • Not a Thane yet? Once you reach level 9, a letter from the Jarl invites you to earn the title, with land as one of the perks.

Below level 9 and without the title, the Jarl wants two favours first: Rare Gifts (bring Siddgeir a bottle of Black-Briar Mead – not offered if Dengeir rules or another Rare Gifts quest is running) and a bounty on a bandit leader. After that the land goes on sale and the Thane quest unlocks. Once you own it, a series of small quests walks you through building.

What you’ll find

  • A ready-made anvil and workbench plus a chest of starter building supplies.
  • Two clay deposits by the log pile, a quarried stone deposit on the cliff by the workbench, and two iron ore veins south of the workbenches.
  • Two corundum veins (one up the hill behind the stables, one on the eastern island in the lake) and two silver veins west of the manor.
  • The only homestead that can get an apiary for bees and honeycomb.
  • A hawk’s nest on the main hall roof, and a wolf den with three wolves and a novice chest just west.
  • Unique hires: housecarl Rayya, the bard Llewellyn the Nightingale and a carriage driver, Gunjar.

Tips

Building materials run out fast. Sawn logs (and extra clay or stone) can be bought at sawmills such as Half-Moon Mill. This homestead also has the highest random encounter chance of the three – wildlife, a busy road, even a rare giant if you buy a cow – so expect visitors. Nearby you’ll find the Conjurer’s Altar with a hostile mage, and the unique iron battleaxe The Woodsman’s Friend by the fallen trees to the north.

Good to know

Adopted children love the place and tell you the lake is pretty. Your spouse, meanwhile, may grumble about the wildlife.
